McIntosh County Manager Shawn Jordan released the latest draft of zoning regulations for the Sapelo Island neighborhood of Hogg Hammock early Friday afternoon. Read the draft and a memo from County Attorney Ad Poppell here.
The revised zoning comes just hours before the McIntosh County Commission is scheduled to consider the draft at a special called meeting at 4 p.m. Friday, July 10, 2026 at the Old Darien City Hall, 106 Washington St., Darien. At the meeting, the commission will consider sending a revised, updated zoning ordinance for Hog Hammock to the McIntosh County Zoning Board for a public hearing and recommendation at the Aug. 4, 2026 meeting.
Jordan told The Current GA Thursday the special called meeting was needed to keep the zoning on a schedule to be adopted before the current moratorium on building on Sapelo expires on August 10. The county is reluctant to extend the moratorium again because it’s been threatened with litigation if it does, Jordan said. McIntosh has spent over $500,000 on attorneys’ fees on lawsuits related to the zoning, going back to 2023.
At a meeting in Darien on Tuesday, the McIntosh County Planning and Zoning Commission tabled consideration of new zoning for Hogg Hummock that would have capped house size at 1,800 square feet “under roof” and 35 feet tall.
Friday’s draft sets the maximum dwelling are at “1,400 square feet of gross floor area.”
