Welcome aboard! This is a list of public meetings and agendas to help you follow the work of officials you’ve elected.

Why an unchanged tax rate is a tax “increase” in Georgia

Folks who run schools, fund police, jails and courts and make sure the parks stay open face a tension: they need money.  One place to get it is by taxing houses and other buildings.

But property taxes are unpopular.  (Maybe it’s because local elected officials — and the people who vote — are wealthier and likelier than average to own houses or other buildings.)

One result of official dislike for property taxes are confusing state-mandated announcements of tax “increases” that most local agencies must make even if they keep their property tax rates the same. Avid readers of public notices will have seen these.

A typical notice arrived from the Liberty County Development Authority this month. The authority charged 0.2% in property taxes this year and wants to charge the same rate next year. But if the value of your house went up, you will pay a little more.

In fact, the total value of all property in the county has gone up — the pie is bigger. And 0.2% of a bigger pie is more money.  That’s a tax “increase,” by state math.

The upshot: Local public spending doesn’t rise with the value of property automatically — there are speedbumps in the form of a special public notice and hearings. And you still have a chance to express your thoughts through that process.

Most coastal governments are already done with property tax rate setting this year. But if we see any more besides the Liberty County Development Authority on Oct. 28, we’ll list them. Our list of public meetings covers the next two weeks. Send us a selfie from  any meeting on this list to staff@thecurrentga.org  and we’ll send you a t-shirt from The Current GA.

This list starts with automated collection that does not involve AI. It is checked and edited by a human. But agencies may announce new meetings, change meeting times or cancel them, sometimes without any online notice. Some publish calendars in more than one place with different information. Some rely on Facebook posts which may require a login to read and cannot be collected automatically.

You may want to call ahead and verify the meeting time and place, especially for smaller agencies.
